NEW SERVICES JUST ADDED...

Protecting buyers and sellers has always been the responsibility of a Realtor®, in theory anyway. I take this responsibility very seriously and have added some great tools to insure  my buyers are protected as early in the buying process as possible. The following is a description of my "Early Detection Kit" and a list of what it includes...

-iOS thermal imaging camera to detect wet spots behind walls/ceilings, insulation breaches, plumbing issues and overheated wiring issues.

- Digital iOS moisture meter to determine moisture levels in drywall, hardwoods, concrete and carpets.

- Digital multi-meter tester for determining if visible knob & tube wiring is active.

- Electrical wall receptacle tester to determine ground wire presence and correct/incorrect wiring issues.

- ALS Environmental test kits for water potability/bacteria, mould presence/type tape kit, and radon gas presence. I've got all the submission forms needed as well.

- Digital tape measure to insure all rooms measurements are as indicated, and all your future renovation plans have the space needed.

- iOS wide angle lens for "Virtual Showings" should clients not have the time to physically be at the showing. Let's do a preview via video call and if you like what you see, we'll make time to see it when you're free.

- iOS Clinometer to determine house walls and floor angles/slopes.

This is by no means meant to replace a home inspection (a home inspection by a trained professional is always recommended), it's simply to help you be aware and understand any possible issues as early in the process as possible.

Over the past several months I've also been to several past clients homes in an attempt to determine if they have any issues that require immediate attention. In each case using this detention kit, we were able to discover minor issues such as minor water leaks, lack of insulation issues or electrical issues that needed attention. Catching the minor issues before they become major issues can save thousands of dollars, and it's something I'm happy to do for past clients.
